In one of Herefordshire s most sought-after villages, a stunning contemporary family home, standing in large level gardens of 2/3rds of an acre.

Situation and Description

Located in the heart of one of Herefordshire s most popular villages, The Spinney dates back to the 1920s but was dramatically extended and improved with the help of RRA Architects, to now offer sizeable and beautifully presented modern living throughout. Internally, the high-quality fittings and finish make the property ideal for family occupation or for those with an eye for detail and design. On the ground floor, an impressive reception hall leads through triple sliding doors to a large open plan reception space which includes a sleek modern kitchen, with integrated appliances, a seating area and full height sliding doors and windows over-looking the extensive gardens, and a more intimate dining area. Off this is a utility room, walk-in pantry and cloakroom. On the opposite side of the reception hall is a large spacious sitting room with bay window to the gardens and a wood burning stove. Also on the ground floor there is a generous guest bedroom with en suite shower room, which could alternatively be used as a large home office. On the first floor there are four sizeable bedrooms. One of which enjoys an en suite shower room with the remaining bedrooms being complemented by a large family bathroom.

Throughout the property there is high-quality double glazing, with zone controlled underfloor heating in the most modern part of the house, as well as modern kitchen, bathrooms, and flooring throughout. Externally, the crisp white render is set off beautifully by the cedar clad elevations and, coupled with the sharp grey double glazing, it is not surprising that the property has been featured in a number of national magazines.

The property is approached from the village by a long-sweeping gravel driveway. This in turn gives access to a large parking area, suitable for an abundance of cars. In one corner there is an oak framed double car port (19ft 9 x 17ft 5) and an original timber garage, which is currently used as a garden store shed and further shed in the south east corner. The majority of the gardens sweep around to the front of the property and are principally laid to lawn. All of which is approached off a large terrace, adjoining the large glazed doors from the kitchen. These gardens are extremely private, considering its central village location with all the amenities that Burghill has to offer close by. The greater centre of Hereford offers a more extensive range of services with a regular train service to Birmingham and Paddington and road links to Worcester, Gloucester and Cardiff.

Services and Considerations mains gas, mains electricity, mains water, shared private drainage. It is not our company policy to test services and domestic appliances, so we cannot verify that they are in working order. Any matters relating to rights of way should be checked with your solicitor or surveyor. Council tax band F. EPC C. Tenure freehold.
