Location & DescriptionDespite its wonderful rural seclusion, Cavendish Cottage lies just 3 miles west of the market and tourist town of Ross-on-Wye and the Wye Valley.

The property is primarily of solid stone construction, the original building probably dating from the late Georgian period. Later additions have resulted in a lovely and light living room/studio, and from here, stairs lead down to the greater part of the accommodation.

The principal aspect is to the southwest, and virtually all windows enable the same beautiful outlook across the valley of the Wells Brook, orchards and farmland.

After initial acquisition of the cottage in the late 1970s, the current owner subsequently purchased an additional portion of land from the Duchy of Cornwall Estate. This is linked to the gardens of the cottage via a pedestrian gate and this sloping parcel of land also has a superb mature Perry Pear Tree close to the front boundary..

To those requiring fast access to good communications, the M50 motorway/A40 dual carriageway is accessible within literally minutes drive, and this of course feeds into the National Motorway Network. In detail the property comprises:-

There is an internal timber partition and door leading through to a Workshop/Storage Area approx. 9’9 x 5’ and is supplied with fluorescent lighting. The garage has double opening doors to front, and is supplied with both light and power points.

Beyond the garage is a further Stout Wooden Out Building overall max dimensions being approx. 18’ x 8’6. This stands under a mono pitched corrugated iron roof and has three openings to the exterior. Once again, the building is supplied with both light and power. Currently used for log storage and additional items.

Stone steps lead downwards from the garage/parking area, and continue via a flagstone path and stone steps, giving additional direct external access to the lower ground floor.

A gravelled path from here leads to the Brick Paved/Wooden Decking Area which flanks the south western façade of the property, additional access to this area being available directly from the dining room. This L shaped paved/decking area is of overall max dimensions 35’ x 18’, the decking area forming a Balcony on a raised base over the gently sloping grassy garden beneath. Shrubs and plants adjacent to this area include Roses, Kerria, Buddleia, Japonica and many more. A paved pathway leads to a wooden pedestrian gate leading onto the rear approach lane and also enables access to a Lockable Garden Shed which lies in a substantial lean-to fashion against the rear wall of the cottage. Also contained within is the oil fired boiler.

Stone steps near the front corner of the cottage lead from this area down to the Lower Front Garden. This gently sloping area is given over to grass and shrubs, the delineation from above being a fine stone wall with cock and hen coping above. Shrubs and trees fringing this area of garden include Forsythia, Pussy Willow, Flowering Cherry, Conifers and others. The lower front boundary comprises another fine stone boundary wall surmounted by a mixed hedge.

Proceeding northwards, there is a Further Section of Sloping Garden with scattered areas of Daffodils, Primrose, Grape Hyacinth and many other species. Here also are a variety of deciduous trees, some Cherry, together with a Fine Mature Ash Tree against the northern boundary of the garden.

Stone steps lead back up to a higher section of garden and here a stout wooden gate enables access to the Sloping Grassy Paddock which extends in widening fashion to the north, comprising a significant portion of Buckcastle Hill. Planted throughout this area are a number of younger trees, including Flowering Cherry, whilst towards the lower boundary is a Superb Mature Perry Pear Tree.
