A DEVELOPER is preparing to build homes on the site of a former pub in Netherton.

The scheme to build eight semi-detached houses on the former Bunch of Bluebells pub site on the junction of Crabourne Road and Saltwells Road, has already been approved by planners.

The pub has been demolished with the land cleared ready for building.

The three-bedroom homes will have two car parking spaces each.

They will feature a living room/dining room; kitchen; hall and toilet on the on the ground floor, with two bedrooms and a bathroom at first floor and a master bedroom with en-suite in the loft space.

Plot 8 will have an integral garage on the ground floor, with a lounge at first floor and two bedrooms within the loft space.

The proposal was approved back in November 2019, with a string of conditions.

A number of those conditions have just been discharged including a remedial scheme for land contamination, electric vehicle charge points, boundary treatment and materials.

But notes by planners state that other conditions have not been discharged including a remediation scheme for ground gases.

The planners state: "The developer should submit the full details of their ground gas remediation scheme and demonstrate that this meets the requirements of the British Standard. As such, condition 7 is not approved at this stage and a further application will be required to discharge this condition."

Planners also state they need more information on the landscaping of the site stating: "Despite the submission of amended plans the Council’s Landscape Officer does not yet consider the landscaping proposal to be acceptable and requires more detailed landscaped proposals.

"As such this condition is not discharged and a further application will be required to discharge this condition."
